  • How Las Vegas home sale prices have increased

How Las Vegas home sale prices have increased

Las Vegas has seen remarkable growth in home values—since 2016, local prices have more than doubled. Today, the median price for condos and townhomes stands at $290,000, which is over 150% higher than single-family home prices were in July 2016. This surge has been fueled by a unique mix of in-migration, a tight housing supply, limited land, and historically low mortgage rates. Having served Las Vegas buyers, sellers, and investors since 2002, I’ve watched firsthand how these market forces shape both residential and commercial opportunities across our city. Whether you’re considering a home or a new office space, understanding these trends is key to making informed decisions in today’s dynamic Las Vegas real estate landscape.

  • Las Vegas Sellers Offer Concessions | #luxuryhomes #Senior Real Estate

Having served Las Vegas real estate clients for over two decades, I've witnessed plenty of market shifts—but the recent surge in seller concessions stands out. In mid-Q3, nearly 67% of home sales in our area involved sellers offering some kind of concession. That places Las Vegas among the top 10 metros nationwide for this trend, and notably, we're one of only two non-Sun Belt markets on that list. This means buyers here have found real negotiating power, especially as market dynamics shift to meet pent-up demand and more realistic pricing. Instead of pulling listings, many sellers are opting to offer concessions, creating new opportunities for buyers to make their moves. Every metro in the top 10 saw over half of sales include concessions, but Las Vegas topped most with about two-thirds of deals following this pattern. Whether you’re buying or selling, understanding these changes is key to making strategic real estate decisions in our unique market.

First American report reveals dynamic regional housing shifts

The latest First American report highlights some fascinating shifts in the housing landscape that I’ve seen reflected here in Las Vegas. While national consumer house-buying power edged down 0.3% month-over-month, it’s actually up 6.8% compared to last year—thanks to changes in income and mortgage rates. Median income is showing a 3.2% annual increase, and home prices nationwide are now 66.7% higher than their 2006 peak. Of course, there’s a lot of regional variation in these numbers, and that’s especially true in markets like ours. Having worked in both residential and commercial real estate here since 2002, I know how critical it is to understand these regional trends—whether you’re buying, selling, or considering a lease in Las Vegas or Henderson.

  • Homebuyers Stay Engaged Despite Changing Mortgage Rates

Homebuyers Stay Engaged Despite Changing Mortgage Rates

Mortgage rates remain high, averaging around 7%, causing a sluggish housing market with contract signings 4.7% below last year. Home prices continue to rise, with regional variations: the Northeast and Midwest see the fastest price growth but declining contract signings, while the South and West show monthly gains. Buyer interest is mixed, with some waiting for rates to drop and others acting quickly. Elevated rates are expected to persist, limiting affordability and sidelining buyers.

Rare opportunity to acquire 55.15 acres of Patented Lode Mining Claims in the historic Eldorado Mining District of Clark County, Nevada. This offering includes 3 patented lode claims documented under Mineral Survey No. 4494 and Patent No. 906691, providing secure long-term ownership with no BLM fees. Those are public records; feel free to pull the documents and do your own research. Historic Mineral Survey records (Reno, NV – April 27, 1921) note 78 ft. of drift, 85 ft. of tunnel, 63 ft. of workings, 1 trench, 5 shafts, and 4 cuts, with an assessed value of $3,420 at the time. A proposed mill site was evaluated in 1986, but the land remains fully undeveloped, offering a blank canvas for future exploration or investment. Located approximately 45 minutes south of Las Vegas, off Hwy 95 S, the property is accessed via a gravel road that runs alongside Hwy 95 and follows the power line to the parcel corner. GEO ID, Mineral Survey documents, and historic references are available for buyers' review during their due diligence, allowing prospective owners to research the land’s mining history and potential. At $130,000, this is a rare opportunity to secure a large, patented Nevada mining holding with documented historic workings and long-term investment potential.

  • Las Vegas Luxury Communities to Watch | #luxuryhomes #Senior Real Estate

As someone who's navigated the Las Vegas real estate landscape since 2002, I'm always watching for communities that truly redefine luxury living in our city. Lately, there’s a refreshing shift: developers are focusing on wellness-centered design and high-end amenities, even for homes just under the $1M mark. A new master-planned community is set to offer around 400 residences, and early buzz highlights a strong demand for spaces built around health, longevity, and daily well-being. Instead of the typical HOA setup, imagine resort-style living where every detail is designed to make you feel like you’re on vacation—hospitality at home. These wellness offerings go far beyond the standard gym: think longevity spaces, red-light saunas, cold plunges, sleep support, energy therapy, advanced fitness equipment, and even an AI health assistant. Prices start at about $700K, with some homes expected to exceed $2M and options up to $15.7M. With a mix of two- to five-bedroom layouts and multi-car garages, there’s a fit for many lifestyles. If you’re considering a move within Las Vegas or Henderson—or looking for a unique investment opportunity—these new approaches to luxury might be worth keeping on your radar.
